To want to move to South Sutton?

We currently live in Surrey, and are attracted by the great schools in Sutton.

We have found a house towards the south side of Sutton, specifically on Banstead Road South, near to Barrow Hedge School and Seaton House School and Upland Road.

I don't know of this area being "up and coming", or particularly desirable or anything, and all I hear is people saying nothing particularly amazing about Sutton, but we just love the schools and the property.

AIBU to move from Surrey to Sutton, which I never seem to anyone desperately wanting to move to?

I don't particularly think there is much going on there. What schools are you interested?

Where in Surrey? Not sure Sutton schools are any better than many others.

You mean primaries, sorry assumed you were talking about secondaries. I don't think the primaries are that different from any other part of London but don't know what Surrey is like primary wise.

I personally wouldn’t. I live in a neighbouring area of Surrey. The high street and general area has gone very down hill & I tend to avoid going shopping there now because I feel unsafe. Which is unfortunate because it has the only local Primark!

Why not look in Banstead itself or surrounding areas Ewell/Epsom/Tadworth?

I grew up in Sutton, and yeah it’s fine. Not particularly exciting but no major issues. If you like the house go for it.

Do you mean the grammar schools? As obviously need a lot more than catchment. I wouldn’t move to Sutton personally, I like Banstead. I’m in Caterham

@Darbs76 why do you not like Sutton? I don't love it personally but it's fine, my friend lives there & she also looked at Caterham.

I am assuming your closest station would be carshalton beeches?

I live nearish and it is a nice area. but I am not sure if it is up and coming. It is more suburban than trendier areas closer to London (gypsy hill, Crystal Palace) but not countryside like some of the Surrey villages close by.

There are nicer roads than Banstead Rd South. It is a busy cut through. Is it the one on at 1.3 million? If so I wouldnt pay that much. There are nicer South Sutton roads / roads in Cheam and Ewell

I’m not sure why I don’t like Sutton really, I just find it a bit rougher I guess than it’s Surrey neighbour. I don’t know the area all that well, but have a couple of friends who live there.

@Darbs76 My friend ended up buying in Carshalton Beeches. She looked at a few lovely places in the nicer parts of Surrey. She was going to go for a cheaper & bigger property in Caterham but I persuaded her not to so didn't want to feel guilty. Sutton high street isn't great but there are other places close by which are nice.

You get a lot for your money in south Sutton. I live in Cheam and love the area, my kids go to school in Sutton. Sutton itself isn’t amazing but surrounding areas are good.

1.3m is quite a lot for that. The traffic is quite fast on that stretch of Banstead Rd South. Priced because it’s just had a makeover. Not good value.

Sutton's a bit of a grim hole, but probably better than some other areas. It's 'ok', but certainly nothing to aspire to. I would stay where you are.

We are looking to move from Ewell ish area. Schools are around grammars but also possibly Sutton High or Seaton (I hears its great)

Thats great to hear! Cheam is lovely. We like both cheam and south sutton (so carshalton beeches and banstead road south area).

I’d be taking a look at the 6 bed on Woodbury drive, with the proviso of looking at the building works on the Marsden site that it backs onto. Couple in Cheam too, Sandy Lane and Rosebery Road.

Personally not the Crossways one. That can be quite a busy junction and it’s right on it. And the garden fence is alongside (busy) Banstead Road South.

Of course if you don’t mind traffic then take a look.

Seaton House is oversubscribed so ensure that you have a,place before moving. Sutton (like a lot of high streets) is quite run down. I wouldnt move.

It wouldn't be my first choice! I live in Sutton because of my budget.

What about Kingston? There are grammar schools there too.

South Sutton is fine as is The Beeches and Carshalton village. I have a lot of friends who have moved there from all over London and all are happy with their choice. They mainly moved for bigger houses and schools. If Seaton house is over subscribed have a look at Collingwood School in Springfield Road, a few of my friends over the years sent their children there and were very happy, it's lovey. And there are 5 grammar schools in the area. To be honest I don't think south Sutton feels that much different from Ewell, it's only 10 minutes down the road. Good luck on whatever you decide

In contrast to other posters, I am very fond of Sutton! I grew up in Banstead, moved to Sutton and would never want to live in Banstead again. Yes, parts of the town centre are run down but I’ve never felt unsafe there. Just following the Sutton Libraries social media I see there is lots going on in the community and the Sound Lounge has now opened up on the High Street which is wonderful and should pave the way for more regeneration on the High Street. Avoid anywhere under Reigate and Banstead council, they’re awful.

I'm similar to Aaron. Having lived in both Banstead and Sutton, I would definitely choose Sutton. The High Street is useful, with a good range of shops and restaurants. It does suffer a bit with people hanging around, but I've never felt unsafe. I also like that it is pedestrianised, compared to the busy roads through Cheam and Ewell. Plus where you are describing near Banstead Road is close to Carshalton and Banstead High Streets anyway.
