Non negotiables?

I’d like to be totally unreasonable and ask for your non negotiables with regards to work!

I’ve just been offered a new job at a great company and they’ve offered me a significant pay rise from what I’m currently on, but due to the work that I’ll need to do so it’s all in measure.

However reading over the contract and I can see I’ll get about a weeks less annual leave than I currently do. In some ways and to some people it wouldn’t be a big issue, but I use and need every minute of my annual leave and I’m not sure if even with all the exciting things the company has to offer and the money which was a big sticking point for me too, I can go for it. I feel really conflicted.
What would you do?
What are your non-negotiables in taking a new job offer? Want to make sure I’m not overlooking any other aspect

Are holidays negotiable? Any TOIL available ? 5 days difference, you might be able to make it up.
Do they have an Xmas shutdown ? Did your old job?

My husband took a job for less leave but he was able to buy 5 days more and crucially, he really didn't like what he was up to.

Getting to know who will manage you and existing job rentention is a big deal when considering moving across.

Pre-pandemic - 1 x day WFH. It would be at least 2 now preferably three but would accept that there would be weeks where it's more full on.

Some flexibility on start and finish times.
Annual leave allowance - I usually use the lot.

Can you negotiate and ask for what you want? Maybe settle half way
