Which house do I pick!!!

Posting here for traffic (terrible I know)

So me and DP need to move out as we are expecting. We need to move into renting for a few years as not quite there yet with a house deposit. Ideally we would like to stay close to MIL as she will be helping out with childcare. Both me and DP drive but MIL doesn't. Houses by us go like hot cakes and time is not on our side.

House 1. Absolutely perfect. Perfect location, size, price everything is just what we need. It went up on Rightmove yesterday, so we rang the estate agent who said it had only been up for 19 minutes! They said they don't have the keys off the landlady yet so cannot do anything, but will call us as soon as they do. We took a drive by the house to have a nose and the next door neighbour was outside. She said someone had been an hour earlier to sign the tenancy and we're moving in tomorrow (so today). This would have been before it was even posted on Rightmove. We called the estate agent this morning who knew nothing about this and was confused as the landlady had asked them to put it up that day (why would you do that if you already had a tenant?). They said they would speak to landlady and let us know what was going on, but could be a few days.

House 2. Similar to the above in terms of size, rooms, gardens etc but abit further out. Still local to MIL but £100 more per month rent which would be top end of our budget. Have a viewing tonight, but have been told other people have also viewed yesterday.

House 3. This is more of a backup option I think. A lot further out than the other 2, bus ride away from MiL and not the best location. Same price as house 1, so within budget and also just had a full Reno. New kitchen and bathroom with all kitchen appliances included.

Do we wait for the estate agent to get back to us about house 1 which could potentially already have tenants, and lose valuable time on house 2. Or do we go with house 2 and wave goodbye to the perfect home for the sake of time.

House 2- safest all round bet. Would say 3 if location better but you don't seem keen.
House 1 sounds like trouble, if not an iffy landlady then the possible loon of a neighbour.

Either that or House 1 has a bad agent. They're also not worth dealing with. Avoid.

House 1 isn’t an option and house 3 is impractical. Your only choice really is number 2.

I’d avoid house 1… landlords sounds dodgy and potentially a headache

House 1s neighbour sounds like a liar to be honest. Why would someone sign a tenancy at the house itself? I've always gone into the estate agents office. Possibly it's an insane neighbour who doesn't line having tenants next door.

I'd go for house 2.

So got a phone call about 10am, house 2 has gone ☹️.
MIL happened to know someone who knows the tenants currently in house 1. Current tenants have said nothing has been signed and everything is to go through the estate agents. My thinking is that the neighbour lastnight has a friend who is interested, and telling people it's taken already so there's less interest.

House 3 seems to have disappeared now too off the websites. Aaagh, back to the drawing board!

I'd go back to house 1, make sure neighbour sees you and when they say something, say "Oh apparently there isn't any tenants yet, we're first in line to view!!"

We took another drive by last night and the house was definitely still empty after the neighbours saying someone was moving in.

There's nothing else available at the moment so it's just a waiting game now between something else coming up, and the estate agents coming back to us about House 1.

I am so impatient too! I want everything done yesterday Blush

I would be at the estate agents getting them to call the landlady there and then and set up the viewing. I wouldn't be waiting for the agents to get back to me in a few days if the market is moving that fast.
