Boring but urgent poll: selling in Edinburgh, ESPC necessary?

Need to make a very quick decision about this, and am feeling bamboozled by different solicitor/agents info. How necessary is it to advertise through ESPC, rather than just Rightmove, S1 Homes etc etc?

YABU - ESPC doesn't make much/any difference to the speed of sale / sale price.

YANBU - it's definitely better to be advertised on ESPC as well as the usual portals.

I think ESPC is vital in edinburgh. I would only look there rather than rightmove etc. To me it seems that everything on rightmove is also on ESPC, but some places are only on ESPC with few exceptions. It gets more variable in the surrounding areas (midlothian, East Lothian etc), but that seems the case in the Edinburgh city area. No idea re speed of sale etc, but I think you're cutting off a lot of potential viewers if you don't advertise through them even though it's annoyingly pricey

When we've moved in or around Edinburgh, 3x, we always used ESPC. i didn't even think to check the other sites. ESPC is the dominent platform in that area - if you ignore it, just be clear that you're missing out on a chunk of the market (basically a heck of a lot of locals who are moving!).

i just assumed all estate lawyers had their connection to ESPC, i'm surprised to hear you have the option to opt out, it's such an almost-monopoly in the housing market there.

When we sold last year we were surprised by the number of people who saw our flat through the ESPC. So why not?
