Cash buyer reduction

Hey all, just a quick question...

If I wanted to purchase a house that was only just put on the market for 595k and I'm a cash buyer with no chains etc how much would you ask for off it max (obviously they can refuse but I have no idea the protocol) ? Beautiful home but needs a lot of work inside. No houses to compare it too price wise unfortunately.

It’s irrelevant that it needs work, they took that into account when they priced it. Many many people want houses that need work doing.

You say this, but TBH, people can be totally delusional about this stuff, too. I remember a poster on MN saying her in-laws were utterly, utterly shocked and offended when they came to sell their house and the agent wanted to put it on as needing work, because it was a 'show home' and they had kept it in pristine condition as such ... ever since about 1968.

When we sold my mum's house we had several offers just above asking price. We went with the cash buyer due to their position but they didn't get a discount.

I would have no interest whatsoever in whether my buyer was paying with their own cash or whether they were getting a mortgage. Being chain free is another matter and I would drop maybe about £5k for that.

Cash buyer said he had enough funds in bank but he didn't. Then wanted to add bank loan to it Is this possible? Also now put his property on market Not happy

In this climate, in some areas people are lucky to get a viewing let alone an offer submitted, as that's how fast it can move.

It'll likely be priced according to its condition - offer what you want to pay for it. No messing.
