Looking for a house to buy

Looking on Rightmove, every other listing is an investment property or an auction buy. The ones that are on there already have an offer put on them. I'd like a shared ownership property as i can't afford a high deposit but they are very few and far in between, mainly over 55s blocks.

Anyone have any tips or better sites? Thanks

I don't know much about auction properties but thought they were only for cash buyers? I am looking at properties of 60k max, don't have a high deposit or income.

Well you can buy auction properties with a mortgage, it's just really not recommended as you have to exchange contracts at the auction meaning if your mortgage fell through, you'd still be legally bound to buy it and could lead to you losing your deposit if you can't.

If properties are listed as investment buyers only, it’s usually because they’re leasehold properties with a short lease (i.e. below 75 years). Anything below that is very difficult to mortgage. An investment buyer is much more likely to have cash and may decide its a reasonable business risk to buy now and renegotiate the lease later, knowing that even if they can’t or it costs more than planned, they have the rental income in the meantime.

You can filter out things like auction or retirement properties so they don't show in your search.

What area are you looking in? 60k probably won’t get you very far

Sorry forgot to say I'm in greater Manchester, looking at Bolton and Wigan too where it is still quite a bit cheaper than Manchester.

Set your price perimeter from £40-60k and your distance to the max. Quite a few one and two bed flats in Liverpool and Burnley if they are any good location wise

Thank you 😄 I work in the Salford and Bolton areas and don't drive so as long as it's within say an hour commute of those.

A lot are auction ones unfortunately at that price. Shared ownership is an option if you can afford the extra rent. I’d be looking at Darwen though, much cheaper than Bolton and Manchester and because it’s a valley you’ll never be far from the main road with the buses to Bolton, you’d have to change in Bolton though or get the train to Salford.

If you want shared ownership you need to register and look at local ha see if they have plans to build any , you do get a few resale come to marker but doesn't seem often
