AIBU to pick your brains for floor plan/renovation ideas

If you had this floor plan and needed to create two decent sized bedrooms (one is currently a box room) and a more workable layout for the kitchen and living room for a family with a young child what would you do? The flat is ground floor and so it’s fine to convert windows to doors etc to access front and back gardens. No extensions allowed. Walls can be knocked down. The living room and main bedroom face the shaded side while the kitchen and bathroom are very sunny. So:

  1. if anything were possible what would you do? (Just to get the owners thinking out of the box)

  2. if the budget were around 10k what would you do?

Excited to hear other people’s ideas...

Not sure why you can't attach things but u recently added an app to my phone called floor plan creator. I've drawn out the layout of my entire downstairs, using measurements from the house details on rightmove, and added the furniture, then duplicated it took all the furniture out and made my "renovations", then moved the furniture back in. Really helpful, like playing the sims with your own house Grin

Thanks for letting me know. May have a play around with it. The thing is, I think I know what we’re going to do with it so don’t necessary need to create more myself. I was quite vague because I want to hear strangers suggestions and don’t want to cloud that with my own ideas. There could be some amazing and perfect solutions that Injust haven’t thought of cos I am so blinkered by the plans we are thinking of.

I hope someone is along soon to tell me how long to wait before attaching. I was so excited to hear MN views!

@MakingPlans21 I think as a new user you have to have 5 posts minimum before you can add a file, so if you reply here again then you should be able to attach hopefully!

I'd have a big open plan lounge/diner/kitchen using the lounge and bedroom and turn the kitchen into a bedroom. Don't think you can do all that for 10k though.

Thank you. Will be sharing this thread woth get tomorrow. The kitchen is in decent shape and they would like to leave it in place (cabinets etc) but are happy to knock down walls so possibly bedroom changed to lounge and kitchen remains but knocked through to be open plan?

Not sure about cost but would it work opening up existing hall, kitchen, box room & bathroom into a open plan kitchen/living space? Leave bedroom 1 as it is then turning existing lounge into bedroom ( window end) & smaller bath/shower room.

How young is the child?

I would keep bathroom box room same (small child can have small box) and use sitting as bedroom, knocking down the walls of bedroom one and kitchen door / cupboard to make dual aspect open plan kitchen / living area...

That'll cost far less than £10k.

@MahMahMahMahCorona that’s exactly what she is thinking of doing. But then swapping box and bathroom later when the baby is older.

How much do you think the opening up of kitchen and bedroom-turned-living room would cost? What would need to be taken into consideration? Apologies if too many questions, I am new here and want to help her make the best decision so she’s not flinging money away.

Or this - but I would worry about light and the fact that getting to bathroom from the two sizeable bedrooms needs to be made easy rather than putting lots of lovely furniture in the way.

I'd do what mahmah says but also extend the box room into what will be bedroom 1 (currently living room)
Can then put patio doors into living room (currently bedroom 1)

You honestly don't want to be moving kitchens or bathrooms - trying to get waste pipes out and water in to an established building costs a fortune!
