Help? What certificates do you need when selling a house?

Hi lovely people,

Thought I’d ask here as you’re all bound to know. So my mums thinking about selling her house in the next few months. She’s never sold one before and neither have I so we need help.

Been told there’s certificates and stuff we need?

We had a kitchen extension so I’m guessing we need the completion certificate for it?

Also I’ve been told a gas safety certificate and one for the fireplace she has. Anything else I’m missing?

  1. To instruct a solicitor she will need either a passport with picture or driving licence with one (or some other ID they accept in place of that) and a home utility bill from last 3 months. this is a Government require to identify a client. (I am assuming England here).

If the land is unregistered land (becoming very rare although my parents' house bought in 1961 was unregistered so my father had to find the deeds - they were in his filing cabinet but had fallen down the back of the drawer. To make it simpler his lawyer registered the house and then later we sold it when he died. Most houses are already registered so no proof needed of the house in the sense of needing deeds.
  1. Then the buyer is likely to ask a list of standard questinos about the property . My son just bought his first last month and the things we were sent were central heating documents, some certificate (fenstra?) relating to guarantees on new windows, some documents about a 1971 extension although not all these things are essential as local authority registers are checked to see if extensions had building regulations consent and planning permission.
  1. If she has a mortgage details of the mortgage company.
  1. Not sure about gas safety certs - you definitely need one when letting a property but don't pay for anything new until your solicitor has said it is needed but ask the solicitor early on to prevent delays later.

Energy performance certificate is needed I think. Some houses already have them. I am not an expert on any of this however so other people may know more. If she used to own the house with a spouse details of the divorce final settlement court order - consent order would be useful in case an ex spouse comes out of the woodwork claiming 50%

When we sold our house we had to supply a gas safety certificate, another for the electrics and a FENSA certificate for the windows and doors.

So should have said we’re in England. In the north if that helps.
