To worry about house sale

Its been a very stressful time over the last year trying to sell my parents house.
My mom who has now passed lost mental capacity and we had to go through court of protection etc then we lost the one buyer due to the wait times covid etc it just went wrong.
We have been going through another sale now and it had to be reduced due to some findings on the survey. Now the searches have found a coal shaft 20metres away so we have had to pay for a mining report and we was only days from completion as well.
I guess I'm just looking for reassurance on here that it will probably be okay.

We have lost a fair bit of money off the house so far due to no power of attorney and then the reduction in price obviously it's our inheritance that's reducing.

Poor you - that sounds like a nightmare! We have just come through a terrible house sale but we got there in the end. I have no practical advice but didn't want to read and run - you will get there in the end too Thanks

Honestly? Its inheritance not earned income - you obviously want to maximise it but just see it as an extra when it comes and put some aside to buy a small somthing to remember your mum x

If you're the seller, why are you paying for the mining report? Surely this is part of the buyer's searches?

Exactly what I was going to say, I thought all the searches were paid for by the buyer?

So sorry about your mum OP, that must have been really tough to cope with Flowers

Selling is always major hassle, but as a PP said, you will get there. It’s a case of doing whatever you need too to get through it.

The buyer has paid for the actual searches but because the one search has flagged up a mine shaft we have been told we have to pay for the mining report £150.

Both our current property and new property needed mining reports. But we didn't pay for the one where we are, the buyer pays. But obviously if you've been asked to foot the bill it is what it is. As a point if interest I knew of a house with a mine shaft in the garden and very few lenders would lend. Sorry your going through this, sounds stressful.

The searches on the house we just bought flagged up we needed a mining search but we (as the buyer) had to pay for it. So if I were you, I would challenge that.

I live in the north east where 99% of houses are build above old mines. Mining searches and reports are completely normal on all purchases here and the buyer always pays.

When I bought my house I had mine worries too. I’m surrounded by mines! Made interesting reading. However there was no threat to the house and mortgage company were happy to go ahead.

We paid for the additional mining searches when we were buying our house. Sorry, but I think you are possibly desperate to sell and this is being exploited by the buyers. You may also not being best advised by your own solicitor who is trying to make things as easy as possible.
