Selling in England buying in Scotland

I know I’m abusing this board! But need a quick IRL answer not google.

Selling in England, need to appoint sol, planning to buy (although nothing around so more thqbk likely we will have to rent) in Scotland should we appoint a Scottish sol or just use a local one?

I’m thinking it’s more likely given where it is a Scottish sol will have knowledge of Eng system but not vice versa?? Help.

You’ll need a Scottish solicitor to buy in Scotland, and an English solicitor for your sale there.

We sold in England through an English solicitor. Rented for a wee bit, then bought through a Scottish solicitor.

Property law is totally different in Scotland to England, so you will need an English solicitor to handle your sale and a Scottish solicitor to handle your purchase. Unless you go for a large firm with Scottish and English offices, but that’s likely to be disproportionately expensive.

You’re going to have to use one English solicitor and one Scottish solicitor. The law is different. Just did this with MiL going the other way!

You'll need a Scottish solicitor before you even put any offers in in Scotland (it's done by solicitors and the offers over system makes local Scottish solicitor advice invaluable).

Sell first ie get to exchange before you look at properties in Scotland.
My daughter put an offer on a house in Scotland in November once she had a buyer for her flat in London. I'm sitting here on the edge of my seat as we are waiting for exchange for the 4th day in a row. We have not been able to start the legal process in Scotland yet. They moved out of London yesterday as her partner starts work in Scotland on Monday.
English system is so slow. We hope to complete the legal process in a few weeks in Scotland. I'm going to drown in gin again tonight.

Yes @Musicaltheatremum we’ve only had a couple of convos with Scottish EA and one intimated they would need us to have exchanged before they accepted an offer from us and the other said we’d need to be completed and cash buyers - the latter sounds a little extreme but there’s nothing we’d even want to go view at present so expect we’ll end up renting for a bit. And oh yes it’s not a pleasant experience and requires all the gin!!!!

Our buyer’s a divorcee cash buyer a chomping at the bit so at least that’s something.
