Self build in Scotland - have you

Sorry I know I’m hijacking slightly.

But it is a sort of am I being unreasonable....maybe more am I being mad.

We’ve been searching for our perfect home in Scotland for 2.5 years in that time the perfect thing has only come up twice, but we’ve not been in a position to move.

We can’t wait any longer now due to DC’s age. And have more and more been thinking that buying a plot with PP is the answer, they come up quite regularly and there are a couple on at the mo.

We’ve done two period Reno’s first one a lot ourselves second mainly contractors. But we have 0 idea about a self build. Obvs we wouldn’t do it ourselves but hire a local builder.

Interested to hear from those who’ve done it, particularly in Scotland. Are we mad?!?

Would be good to know pros and cons and also about planning. I know quite a bit about planning laws in England having worked for an EA for 5 years but nothing re Scottish regulation. We would no doubt want to make changes to the plans. The two that are on at the moment the size/footprint is ideal. But it would be the exterior - the plans shown are very ultra modern/scandi - not my taste and we’d like to change the internal configuration of some of the rooms/windows.

Also how the heck does it work with the mortgage?!?

And lastly if there’s any good resources to pint me in the direction of that would be great.
