Where to buy a rental

If you had the money to buy a property to rent out, where would you buy it and why. Thinking small two bed style property.

for the grown ups:
if England, think very hard about risk and liability. At the moment no-one can be evicted for 18 months, regardless of the situation.

if you can take the possible financial hit; buy somewhere with a useable but low maintenance garden, off street parking, gas central heating (not electric and yes I know gas is going to be outlawed but not yet), an EPC rating no lower than C (because the laws are changing on that), near enough that you can fix the stuff that you can, robust, everything working, clean and tidy.

as for area; where there is demand. Where facilities are nearby. Where you would want to live if you were the tenants.
