is this good practice - Estate agents?

Being nosey, every day I do a "added in last 24 hours" search on Rightmove.

Over last 10 years of doing this I've noticed various firms of estate agents will pick a date and choose to re-list all their properties STC over last 6/12 months as "added yesterday" rather than the original and actual that property was added to Rightmove date which could sometimes be 18 months ago.

Estate agents don't seem to do it on same date, but a lot of the local firms "pick a day" and re-list all of their sold properties over last 6/12 months.

If you look at attached link you'll see one local firm has picked yesterday and re-listed all "stc" properties as only having been added to Rightmove on 12.1.21.

So from tomorrow anyone any new prospective buyer to the area will see a crop of properties added on 12/1/21 and think "wow" they sold quickly - which I assume is the desired effect? Lots of people are selecting this firm to market their property etc. They are trying to make the market more buoyant than it is in reality.

YANBU - this practice should be discontinued and isn't providing accurate information

YABU - no problem, people buying houses should not expect full disclosure of local market conditions will not be available via a "sales" site - "buyer beware" etc?

sorry, mistakenly put in Chat will ask for it to be removed
