To assume South Croydon is undervalued?

Ok there is the negative stereotype of Croydon, but I discovered some really nice residential areas around Purley, Kenley and Sanderstead.

10 mins drive / a couple of stops on the train / 15 mins bus to Croydon where they will be (if it ever happens) Westfield, Boxpark, and lots of new flats being built.

It seems like a no brainer that all the new developments (especially new flats, even those from knocking down existing homes) mean it's a growing area.

And if Westfield comes, living in greenery but 10 mins from a Westfield?!

No brainer investment but my DH said Croydon is Croydon it will never go higher even in the South of it.

I grew up in South Croydon and still have family there. There are some really nice, very expensive areas there. Anywhere near Lloyd Park, any of the roads with Croham in their name, part of Selsdon and Sanderstead, Sandilands and anything between Birdhurst Rise and Selsdon traffic lights.

I guess it depends if prices have risen much in anticipation. I am 10 -15 minutes drive from Croydon in another direction and am not sure if it will make my area more desirable or not!

That's where we lived until we emigrated; DH grew up there.

Lovely, leafy suburbs, amazing independent schools, and convenience are all true (and things I miss!) but the areas that are worth living in can get quite pricey indeed and there have been a couple of fairly high profile crimes in areas I wouldn't have expected.

House prices range from reasonable to eye watering, but I don't think the values have risen significantly recently.

Some bits really aren’t.

Croydon has great transport links etc but Westfield has been hanging over the borough for years. Brexit makes it less likely IMO.

Our house in South Croydon has increased by about 50% in 12 years. So maybe not the biggest increase but not too shabby either.

I think south Croydon is a really nice area and I would have liked to have moved there where it not for the commute to my work! I used to work in East Croydon eight or so years ago and I was really fond of the place actually!
