Don’t understand rent fees?

Hi. Have been looking for a flat. Found one that says 105 pw, when I messaged they said it’s bills included (young professionals type of flat) but on their site it says fee of £300 but doesn’t say what for, would that like be monthly or would that be like a deposit do you think? Thanks

They usually charge a non-refundable application fee.

Security deposit? Usually it's 1.5x what you will be paying weekly/monthly. But this is obviously more than your weekly cost.
Depending on the agency they may pass on the search fees, so like checking background/references/work etc

If assume it would be an admin fee.

Are you using a letting agency? They will have to do checks on you - credit checks, employment reference, landlord reference, then collect a deposit and set up tenancy paperwork etc which all costs money.

My agency just charged me an astronomical £250 to renew my tenancy which involved producing a document and getting me and the landlord to sign it

After June they won't be able to though if you can hold off a couple of months?

Ahh ok thank you all that makes sense! I’d convinced myself it was £300 monthly on top of rent for some reason 😂
