To expect them to replace it?

NC for this as very revealing with pic inc. Shared access gate and path between both houses and front gardens. Neighbours have large German Shepard who has scratched and damaged the front gate beyond belief. It has also damaged my front door and managed to break off my letter box flap by scratching. I will pay for the door but I expect them to replace the gate. They have just nailed a plank of wood across it instead of replacing it.

I have a tenant currently in there who is very unhappy and it has been like that since before she moved in (getting worse obv). I’ve been wanting to sell for months but until this is complete I’m going to have a really hard time. The gate makes the houses look run down. It was in impeccable condition when I bought it. AIBU to expect that if they’ve let their dog damage it they should replace it immediately? It’s been like that for 2 years now.

To expect them to replace it?

For the sake of the price of a gate I think I would get it replaced and sell asap. It's really not worth stressing about it. They're not going to replace it for you or contribute. I would also avoid buying anywhere with shared access in future due to this experience.
