To feel annoyed at estate agent

Just after opinions, sorry might be a bit long.

Myself and DH are in a position to finally buy a house. We’ve been looking around and registering with EAs about the type of place we want to find. Two weeks ago, an EA called to let us know about a house, that she believed wouldn’t sell as the buyer was having problems securing a mortgage. She said they would know by Wednesday. We decided to call on Wednesday and ask, and were told that the sale would most likely fall through, and it will definitely be done by Friday (either way). We were also offered a viewing Friday evening. We accepted as we understood that if the sale went through, the viewing would be cancelled (7pm).
We went along on Friday, and the vendors showed us the property. I asked about buyer, and suddenly the lady said, that they weren’t sure what was happening and would know by Monday/Tuesday. This annoyed us, as firstly we wouldn’t view a property that someone else is still trying to buy, and secondly we wouldn’t make an offer.
Went to see EA on Monday to ask what was actually happening, and there was a change in tune, from the sale is going to fall through, to more of a 48 hours and we should know. We left it as that as clearly there is a buyer sorting our mortgage etc.
Today we receive a call from the estate agent, and it’s simply a hi, just a call to let you know, the other person should hear back from bank soon and then we can get back to you. This call is out of the blue as after the conversation on Monday we believe it is as good as sold to someone else.
This call has annoyed me and the whole thing really. Is this the way the world of house buying/selling works? Are we a back up, in case the sale doesn’t go through?

They shouldnt give timescales that are out of their control but ho hum
