Situation is we are renting a 2 bed, need a 3 bed as we have 3 children.

For our budget all the houses seem to be pretty small. We’ve found one thats a private let, 3 bed with two double rooms, right by school and shops in a friendly community (currently 2 miles away). Small-medium garden, garage, no dining room but room for a table in the kitchen, next to shops. Living room is small. No under the stairs cupboard or other storage. The house was bought for the landlords mother, she has Alzheimers but earlier stages. When she dies they’ll sell.

However our present landlord is renovating a 3 bed due to complete soon but we dont know a price yet but think it will stretch us well past our budget. However it has a big garden, a downstairs loo & utility, dining room, 3 x double beds. 2 miles drive to school.

Husband seems keen on the 1st house, especially as its private, but Im worried where all of our stuff will go. Our children are 5,3&2. I feel worried about the insecurity on this tenancy too with the Alzheimers. Our current landlords are fairly secure, we’ve been here over 4 years and they have 3 rented properties.

AIBU to think we should say no?

1st house doesn't sound practical tbh. Also, very likely that you will have to move again when they sell so you would be looking again. I would wait and let your current landlord know that you'd live the new place but work out what you could possibly afford and ask them whether they could possibly consider you for it. If you are good established tenants who look after the property well and pay on time they may well feel that it is worth taking slightly less than they might have wanted for it.
