Deposit.. Strange one!

Hi everyone.

We've recently moved from our flat to a house even though our tenancy is paid up to and doesn't end until Aug 5th.

On moving day, my dad noticed the carpet was damp. I told the LL as he works on site and gave him my key so he could take a look and repair the problem as and when needed.

I explaine to the LL not to worry, we were going to return to clean and paint the flat properly after our holiday, before the end of the tenancy. I followed this up with an email to the estate agents filling them in.

Now today, I've gone to the flat to pick up some post. The whole flat has been repainted and the bathroom has been ripped out.

Surely this can't come out of my deposit as my tenancy hasn't even ended yet and we haven't been given the opportunity to clean/paint the place ourselves!?

No, it can't. But take photos now and email the landlord so you have a record of the conversation in case you need it later.

Wow, he shouldn't have even been in the place without your permission as your tenancy doesn't end until the 5/8 I know you gave him keys to "have a look" but he was in there for days, or got tradesmen in, without even telling you.

Take date stamped photos, in case he tries any crap, but back to your question, no he won't be able to take it out of your deposit.

Definitely not on for him to have done this work during your tenancy terms.

Challenge without a doubt if he tries to bill you
