4 Weeks Notice

Posting for traffic!

We're currently renting and on a rolling contract where we have to provide 4 weeks notice. But it does clarify what counts as 4 weeks. We pay the rent 1 month in advance on the 5th of each month. So is it...

A) Can I say on the 20th June that I'm giving 4 weeks notice. The next payment on the 5th of July will be out last and we'll hand our keys in on the 31st oh July

Or

B) I have to give 4 weeks notice of the payment date. So if I give notice on the 20th of June, that's only 2 weeks until July 5th. So does that mean we're liable for August 5th rent as well?

So is it 4 weeks notice before our last day of residence or 4 weeks notice of our final rent payment?

Id say either is viable depending on your circumstances. The notice is requried so they can fill the tenancy you have paid from 5th June to 5th July.

However i am no expert

We were in a similar position and the ladlord turned out to be very flexible with it all

I'm hoping our LL will be the same! It's the estate agents though, they're twats! Grin

I would email the agent or ll to clarify

In a Statutory Periodic Tenancy, notice isn't 4 weeks, it's actually one full rental period so if you hand your notice in now your last rental payment would be on 5 July and you'd need to leave by the end of 4 August.

for us its 4 weeks (well technically one month) from date rent paid, so we pay rent on 1st on month. even if we gave/wanted to give notice on say the 20th it wouldn't be counted until the 1st and so out 4 weeks from then.
