I have the mediator lady coming here in around 15minutes, how should I behave?
It is issues with a neighbour
she seems like she has an attitude can I record it?

State your case calmly and quietly and listen to what he mediator has to say. And the neighbour if s/he is there. No point getting shouty.

I have, but with an industrial thing.

I presume you won't be sat in with neighbour?

Essentially, assuming she's half decent at her job, she's just going to listen to both of you, make recommendations where appropriate and then steer the two of you to some sort of peace.

When I did it, I found that being calm, thoughtful and as reasonable as possible made it much easier for me to get a result I was happy with.
