How long do I wait in for someone coming viewing something before going out

I'm selling something and there has been quite a bit of interest in it. I got a phone call yesterday which was the first one (had loads since) and they arranged a viewing today at 10am. I told them I only get back from the school run at 9:30 so 10 was fine. The rest of the people that called afterwards just left their numbers.

Anyway this man was quite abrupt on the phone yesterday and I thought he was a bit rude but I just put it down to something of nothing. Then today he called me at 9am when I was at school (miles away) and asked me if he could come right now. I said I wasn't home and he said "fine I'll come at 10 then"

Now he hasn't turned up. I'm hungry, have loads to do, and I'm not desperate to sell and there's a lot of interest but I don't want to be rude. What's the longest I have to sit here before just going out and sorting a different viewing?

Go out. Sod him.

Call the next person in the line. If he gets in touch tell him tough. He missed his timeslot, the object has gone!

Don't wait any longer! I would say 15 minutes late without notice is borderline acceptable. You have plenty of interest from other people, so you're not cutting off your nose to spite your face.

This late I'd expect a phone call.
Ring the next in line and don't sell to him if the other person is going.

Thanks. I have tried to call but it's a house phone and no ones answering. I'm gonna go out.

They've JUST text asking where I am! Over two hours since they were supposed to be here! No apology or anything. I told them I'd offered someone else first viewing now because they didn't turn up and they never replied

Now, if it is possible, when it is gone, add a not to your advert saying "Many thanks to the buyer who arranged to come today after my first buyer fell through"

Then he can't leave a complaint about you, and it is kept anonymous and non specific. Smile
