To be in a panic over housing association viewing?

Leading on from other thread...
Really panicking that lots of people will come way above us.
It's market rent so you can't be on any sort of benefits, have to earn 30 times the rent which we do and be able to pass a credit check.
I have no idea about the credit check as whilst I've had some defaults in the past ( all a while back ) when I told her about the ccj on the phone but explained it has since been satisfied in full she didn't seen concerned. We can both get mobile phones etc but not sure what our actual rating is.
Will loads of people be there at the same time and how do they decide who gets it?
They said to come prepared with all I.D and the referencing fee as sometimes you can apply straight away, I'm so confused :(

Yeah it's market and intermediate rental properties offered by housing association.
So the rent is £1000 a month for this 3 bed house so the minimum earnings need to be £32,000 a year

£1000 a month and 30x minimum earnings? I don't know anybody that earns 32k, and I suspect most people I know don't even have a total household income (including tax credits, etc) close to that figure.

Yep affordable housing,
They go by a p60 amount which luckily my husband and I together meet that criteria, just.
We can't carry on private renting it's so so unstable and unsettling for children.

Man people whinge that rents are subsidised and too cheap and the same when they get what they want which is higher rents.

What do you people want?

i wouldn't worry OP. Have a peek at your credit score if it'll put your mind at rest and focus on that secure tenancy.

You can view your credit score online for free or a few pounds - will show you what they can see

Well I would like to see the government provide funding to build a lot of affordable homes to sell and then council or housing association homes for renters.

Nobody can build a stable family life living in private lets on 12 month contracts paying out 50% of income on housing alone.

There is such a desperate shortage, the current system we have of houses being used as investments is simply not sustainable.

If HAs are going to be moving into affordable housing for people on higher wages rather than social housing they are going to have to adjust their repair timetables accordingly. Cant see those on wages like £32.000 a year having to take loads of time off work because the HA takes five months and 15 appointments to fit a boiler.

I did check it last month and I coup see a few defaults for mobile phones from 2009 ( lost my job and couldn't pay them ) but they fully defaulted in 2013 so still shown on there along with the 1 satisfied ccj they're already aware of.
I don't get how we have never had a problem privately renting if it would be an issue now, as they all do credit checks.
All that's ever shown is the ccj and as it's paid off and I have the certificate the worst that's ever happened is the estate agent has asked to provide a copy of the certificate proving satisfied

Noddle has given myself and my husband 1/5 :-(
Not sure how that works as husband has a few things on finance, car etc and never a problem getting it!
He has an overdraft with the bank and is always being offered credit cards, is this website reliable?

Well you can, just like the many others who have no choice, it would just be better not to.

Yes, Noddle is reliable. It just offers the basic info for free, it charges for the details, but is as reliable as Experian, etc.

But if you both have 1s you need to look at al of the Noddle data and see what it is that is holding the score down... list on the left will take you through everything you need. You can raise queries through them and get any errors corrected. But the 1 suggests that your evaluation of DHs situation is incorrect for some reason.

This still may not be a problem for the HA though. If not, then private renting it is! That and working at improving your credit rating and score.

It's not as simple as private renting it is, we can't get one we have been looking for 2 months and other people are getting them over us every single time.
Can an estate agent / landlord see defaults or just Ccjs / bankruptcy?

Yes, anyone who has a need to can access your credit report.

Sorry, I had assumed you were already renting privately. But if your credit rating is that low then yes, it is probably why you are not being successful. Have you asked a letting agent to explain?

But HA may still be your best bet. Ring on Monday and ask for some reassurance.

We are already privately renting, just cannot seem to get another one as every property has so many people read to view.
Never had a problem with the credit check though but now this new property is housing trust I'm worried we may not get it because of the defaults :-(

You can't move because other people are in a better position to view than you are?

And you are worried that the HA may not accept you because of your credit rating?

Well, your credit report will include the regular rent payments, which will be a strong indicator that you are good tenants. That is what HAs look for.

Why worried? And sad faces? If you dont get it you dont get it, its not a disaster. Quite honestly i cant understand why you arent staying put until you get a council place? You will be reducing your chances of that by moving to a larger private rental. Costing yourselves money in extra rent and moving etc. it doesnt make sense.

We aren't moving.
We have been looking at moving as landlord has let us know she will be selling when our contact is up come December but every time we look at a house someone else gets in.
They're going like hot cakes!! Hence me calling the housing association and they are letting us view one on Wednesday but they mentioned a credit check and I worried if it is different to the one estate agents have done on us before ( as always been fine )
