I finally found a perfect house for me and 2 dc to move into a, away from lying cheating exdp who I'm stuck living with. Handed in my application to find out they've got at least one other application for it the landlord is going to choose but they'll never pick me, I've got a guarantor but no references, 2dc a dog andll be on housing benefit. This renting lark is Crap

The letting agent said the landlord would get back to her tomorrow but i'm not very confident though. Council aren't interested in me as 'I have a roof over my head' actual quote! We just need a chance for a new start it's been months and I'm just frustrated

Fingers crossed for you. Don't underestimate the value the LL may place on you having a good guarantor.

As a LL myself, I like there to be as many adults on the tenancy as possible or a guarantor. This gives me as many options to chase as I can get should payments be defaulted on.

Good luck. Private renting is a pain in the arse.
But, to give you a bit of hope. 18 year old me and 4 month old DD were picked from 4 other older professional applications for our 2 bed home in a naice area. I was on HB and have never missed a moths rent.
I actually wrote LL letter telling her how much it would mean if she picked me, pretty forward of me and not something id usually do, not sure if that infuenced her decision or not, she's never said
