Bloody Housing Association red tape!

DD's dad moved out years ago so it's just been me + DD in my 2 bed Housing Association house since. I've got a 50% share and £40k left to pay on the mortgage (rent the other half from the HA).
DD's in her 20s now and as much as we love each other it's not easy to live together so I spend a lot of time at DP's house, but I'm not allowed to move out as the lease is in my name.
I've asked for DD's name to be added to the lease (then I'll take mine off when DP + I move in together) but the HA say that's not allowed. Only spouse or partner can be added.
I'm not allowed to sublet the house to DD either so until she qualifies in her job and gets a decent enough salary to get her own place I can't see a way forward?
DP rents and we'd like to buy somewhere together but I'm not allowed to use the equity on my house to re-mortgage and buy somewhere with him and am not allowed a second mortgage while I have a shared ownership mortgage in place.
Anyone been in a similar situation and / or can think of a way round this?

Why doesn't your boyfriend move into the house with you?

The house is quite small, and when I lived there every day with my daughter we didn't get on (we're great when I'm not there all the time though), so adding another adult in to the home would be carnage! Three adults in a small space just wouldn't work, and I wouldn't expect her to live with a man who wasn't her father.

If dd works could you sell your share to her?

I probably can when she's qualified but she's on such a low income at the moment that they wouldn't allow it.
