Confusion over redemption statement and shortfall on mortgage?

i can’t get through to the legal company acting on behalf of the bank I have a mortgage offer from so whilst I wait thought I’d canvass MN

im remortgaging to a new lender because I have to pay ex husband a settlement figure as part of the equity transfer and divorce

im borrowing £240k (all figures approx) - current mortgage £175k - need to pay ex husband £50k

so in my simple head that actually leaves me a surplus (which I need for various house repairs etc)

but the company who act on behalf of the lender is telling me there is a £50k shortfall

and I’m just confused!

Well if you're borrowing 240k - enough to pay off the existing mortgage with the current lender of 175k and then paying your husband half the equity which is 50k then you should have some left over. So no it doesn't make much sense. This is your existing lender saying there is a shortfall? Has your husband secretly extended the mortgage? Have you had a redemption statement from your current lender?

i have to pay him the full £50k
it’s the legal firm HSBC use saying there is a shortfall - I haven’t signed anything agreeing to extended/additional borrowing but that’s not to say he hasn’t done something underhand. Also the mortgage with NatWest I can see when I look at my banking app (which is most days)
the redemption letter is correct to what my app says is the mortgage balance

id love not to pay him a penny but I had earmarked a couple of grand of the remortgage to take me and the kids on holiday as we deserve it after the last couple of years
