How much do you reckon you’ve spent on things like maintenance, boilers, stuff that doesn’t add value to property but needs doing, stamp duty, ground rent/insurance/management charges if flat, mortgage interest, mortgage loan fees etc - anything that you wouldn’t have to pay if you were renting really.

House.

no ground rent or service charge.

stamp duty is paid on the transaction and I think mine was about 3k.

i bought it cheap because it needed roof repairs and a boiler. It has previously been rented out but no longer met specs (and no one wants to rent with no heating and boiler).

roof repairs 3k new boiler 5k.

it’s a 5 bedroom house that I got for
remarkably cheap becaise no one wanted to
do
the work.

Mortgage interest depends on price - very roughly over 25years, for every 100k you borrow, you pay back 200k. Solicitors fees. Moving costs.

Been here 3 years.

Building and contents insurance is about £250 a year.

Immediate spends: Curtains, paint, lampshades.

Boiler has needed fixing, and we service annually.
Chimney has needed sweeping.
Had the shower drain fail, which has involved plumbers and plasters. Had the shower fail.
Ridge tile has been replaced.
About to upgrade the external wooden stuff on the roof (soffits and fascias) to plastic. Otherwise would need to paint that.

Knew when we bought we were replacing the front door (otherwise would have changed the locks) and the bathroom.

Its good if you have the means to do the work be it time/skill/money. Sounds like you got a great deal.

Whenever people talk about profit on property, so much of this stuff is not factored in. Liz Truss didn’t help!
