House photos - most important?

We've the agent coming to take photos of the house today. I've taken the day off work. I've been fighting a losing battle to get the rest of them to help over the past few weeks. I've cleaned the windows (outside) this morning and power washed the decking. Now I'm starting on the inside.

I've cleared two boxes of "stuff" lying around in DS's room. His massive train set is still out on the carpet. Can I leave this! Would it put you off viewing if the photos had toys on the bedroom floor?

Beginning to panic! What are the most important things to concentrate on now?

I've stuck all the slippers/garden shoes in a big box and will have to stick them outside the front door when they come.

Bathroom bottles I'll stick in a shopping bag and shove in a laundry basket so all the surfaces are clear.

Kitchen and bathroom - so it’s possible to see how many units are inside and what they are.
view of the garden maybe from 1st floor to get general feel what’s on sides and what’s behind.
Front garden - so it’s obvious about parking space and where bins are.

Clear surfaces
no clutter
nothing leaning against things like ironing boards
No washing
beds beautifully made

i wouldn’t sweat about such small stuff as toys it shows that the house is lively family home. You need to give tidy feeling because otherwise the concern is that you don’t care about house properly but too much of a show home look and it feels artificial and like you are hiding a real picture.

Make sure they have floor plan with size and all doors and windows correctly; details about heating, glazing, council tax band and school catchment.

Thanks. The agent has a floor plan - that's a pet hate of mine!
cleared out two crates from DS's room, and he doesn't seem to have noticed Hmm
