Please help - new rental property and problem after problem. What can I do?

Viewed a property about 8 weeks ago which was perfect for us, 3 bedrooms and a garden and driveway. currently in a two bedroom flat with two ASD children, neither who sleep enough and are constantly waking each other up through the night. This was honestly a life line for me. Was due to move in on Monday, the EA called on Sunday and said there was a delay as LL had not signed anything.

So a 2 day delay later, I arrive today to find a car parked across our ‘drive’, and suddenly realise no dropped curb. Didn’t realise before because the previous tenants car was parked across the drive. Neighbour says this is a constant issue with the house, there’s parking wars on the road etc. brilliant! Go inside and am immediately met with the smell of very strong cat urine. The property hasn’t been cleaned at all. carpets are stained, paint is patchy and peeling in place, it looks like they have panted with primer instead of paint. Phoned the EA and they agreed to send decorators in tomorrow but they will only do the bathroom and conservatory as there’s very obvious staining from a leak. Deep clean booked for Friday where they will clean the carpets. I have to be fully out of current property on Sunday and was hoping to have the DDs bedrooms sorted to cause the least amount of transition hiccups possible, this obviously isn’t happening now.

im honestly gutted, this place is crippling me financially, but I hoped the garden and them having their own rooms would significantly improve our lives so it was worth the sacrifice. The drive was a win because 1. Stops them running into the road and 2. I have a little electric car that I could charge at home and save money on that.

anything I can do about this? Surely there’s a price difference between a drive vs no drive? I’ve emailed the EA but don’t have much hope really!

TBH OP it’s so late on that I would focus the estate agent on the cleanliness and painting etc. I presume you won’t have anywhere else to go otherwise? I’m sure you could get out of contract given estate agent hasn’t signed but I would think you need to move now?

The drive way is annoying but I think you may just have to deal with that unfortunately.

Re the dropped kerb you can buy a temporary ramp until you can ger the council to install a dropped kerb. This shoud be possible with disabled children. Parking on a dropped kerb is an offence.
