Demolish garage or try to repair?

When we moved into our house we knew we would have to do something about the garage, flashing was all off the sides and was generally run down looking. Door is buckled and doesn't close any more. It also has an asbestos roof.

Our builder came to have a look and told us we'd probably be cheaper to demolish it as the front and sides are in danger of collapse, plus there are holes in the roof. I said he was likely right. The space left over means we gain an extra parking space as currently DH parks on the street and with the new pavement parking laws in force now, it would come in handy.

However when DH got home he pointed out that we would need to get a fence built as the garage isn't attached to the house and it would give open access onto our back garden if the garage were removed.

Builder thinks we would be wasting our money to repair it but agreed to quote for both options. We have a shed (also run down too, admittedly) plus a lot of cellar storage and have never used the garage for anything since we moved in last year.

Ps should also point out we're not massively fussed on the financial value aspect of having a garage, our children are atill school age and we don't plan to move for many years. This is also a very sought after area where houses go for about 20% over HR value

I would have it knocked down and a fence put up. You might also be lucky and find the car insurance goes down as it will be on your drive and not parked on the street
