Rental price in your area?

LunarValleyInMyMind · 09/03/2025 21:55

What is the rental price of a one or two bedroom flat in your area?

I currently live in a very high rent area, I earn minimum wage and I live alone so I'm struggling to afford it. I need to move to a cheaper area but I don't know where to. I work in tesco and can transfer to another store and have no ties so can move to anywhere.

If you live somewhere that is not crazy expensive can you tell me roughly what a one or two bedroom private rental would be, to give me some ideas of where to start looking.

1 bed £950 +
2 bed flat £1100 +
2 bed house £1350
3 bed house £1600.

Average area. Nothing special. Even the houses in the ' rough areas ' are similar prices.

Nanny1983 · 09/03/2025 22:35

1 bed flat next door to Tesco ironically £750 p/m but that includes water .
Some flats in the area are cheaper . West Midlands .

LunarValleyInMyMind · 09/03/2025 22:39

@Nanny1983 This is much better than my 1500pm for a 1bed. Adding West Midlands to my list, thank you!

West Yorkshire
Maybe £700-900 1 bed flat
2 bed house £800-1100
Not a big difference between flats and houses but the area I live in is very short on rentals. Other areas might be a bit cheaper

Nanny1983 · 09/03/2025 22:42

Some are cheaper in the area . 650-700 . I live in an area with a train station which seems to bump up the cost .

caringcarer · 09/03/2025 22:45

In Hull you can get a 2 bedroom house with a back yard for about £550 pcm. I think a flat would be a smidgeon cheaper. I let one 2 bedroom house for £560 pcm and it includes a washing machine, cooker, tumble dryer and fridge freezer. A 3 bedroom would cost you about £650-£700. They have a huge Tesco in Hull.

Peawhack · 09/03/2025 22:45

1 bed flat is £675
2 bed flat is £750
3 bed flat is £850

I’m in between Chester & Liverpool.

caringcarer · 09/03/2025 22:47

Have a look on Rightmove in Hull.

LunarValleyInMyMind · 09/03/2025 22:47

This is so helpful, thank you!!!

https://www.rightmove.co.uk/properties/159003800?utm_campaign=property-details&utm_content=lettings&utm_medium=sharing&utm_source=copytoclipboard#/&channel=RES_LET a two bed terrace for £625 in a market town (within walking distance of a tesco).
Also look at Barnsley you can get something from £500 but just check it's an OK area. I've noticed that often the terraced houses are often cheaper than flats (perhaps because the landlord doesn't need to factor in leasehold fees).
Dc1 ended up going for Shared Ownership new build house and it's actually cheaper than renting. With fees and deposit needed £6000. So worth thinking about if your rents cheaper you could save for the deposit.

Check out this 2 bedroom terraced house for rent on Rightmove

2 bedroom terraced house for rent in Church Street, Penistone, S36 for £625 pcm. Marketed by The Pennine Property Group, Penistone

1 bed flat £1500+
2 bed flat £2500+

So not helpful I’m afraid.

LunarValleyInMyMind · 09/03/2025 22:54

@Officenoticeofthisissue thank you for the info about terraced houses, I had only been looking at flats as I assumed that was the cheapest option

What about something like this? It's in Hull.

mondaytosunday · 09/03/2025 23:17

No help here!
Quick check on Rightmove and two bed flats range from £1,650-£4,500/month
One beds from £1,350-£2,400. I live in zone 3.

This one looks quite nice.

I'd avoid HU7. Other areas are ok. HU3 is close to the city centre HU5 close to shops also. HU9 close to the hospital, a lot of nurses tend to rent there.

This one is EPC C. That's good because LL less likely to sell because it's already up to C standard.

Last one. I'm getting way too invested OP. Haha.

LunarValleyInMyMind · 09/03/2025 23:50

I'm going to be stuck on right move all night 😂

It's so strange that I can get a whole three bedroom house with garden for less than half the price of a one bedroom flat here. Why on earth am I living here and spending so much on rent every month?!

@caringcarer I think you might have convinced me to move to Hull!

Surrey (within M25)

1 bed £1,300 to £1,800
2 bed £1,700 to £3,000

Better than when we used to live in SW London where it was around £1000 more.

SquashPenguin · 10/03/2025 00:11

1bed flat £595
2 bed house £750

All within walking distance of a Tesco in south wales.

Haha, my DS moved up to Hull a little over 4 years ago. He likes it there. He couldn't afford to buy in West Midlands but he could buy a nice 2 bedroom terraced house in Hull. It's a city but not a big city. It's also only about 20 miles from Withernsea beach too. Look for images on Google maps. I've bought 6 houses in Hull and all are rented out. I'm in the process of buying another 3 bedroom house with a log burner in the lounge and it's own solar panels too so very cheap electric.

WibbleyPie · 10/03/2025 01:19

1 bed flat/apartments in decent condition/areas or 2 bed houses in not so nice areas £400-£500pcm
North East coast/Teesside

  • couple of Tesco's around (and a dock warehouse I think too)

I have a week off to use up next month so I'm planning a trip to visit some of the areas mentioned. Some more recommendations would be welcome!
