Opinions on newly built in Merstham

We were looking to buy a newly built 3 bedroom house down at Hythe terrace merstham,redhill.
I hope it’s alright if I ask this but does anyone know if there has any issues with the houses there? Newly build houses have such varied reviews .

Not in the "better" end of Merstham . Most of the surrounding area is/was post-war social housing.

We had a look at the price range at that side and it’s out of budget for us :(
Would you know if there has been any issues with the newly builts?
I work in Croydon so we were looking for areas close to the train line and somehow merstham ‘s vibe really appealed to us
