Now I have your attention, the most boring question (sorry) -

Commuting from Lancing to (north side of) Haywards Heath, how bad is the traffic? Heard around Worthing its awful.

On paper Lancing sounds great for us but partner doesn't want so long a commute. He doesn't like HH/BH either. Can't afford Lewes, possibly outskirts of Brighton somewhere.

You would avoid the worst of the Worthing traffic driving Lancing to Haywards Heath as Worthing is in the opposite direction.

There’s a direct train Landing to HH that takes just over half an hour, would he consider that as an option? With a folding bike if he can’t walk it at the other end?

I mean, on paper it's around 30-40 minutes but it really depends on the time of day you'll be commuting. The A23 and A27 can be horrendous!
There are lots of smaller towns and villages closer than Lancing that may offer better value for money; Chailey, Hassocks, Nutley to name but a few. They are more expensive that Lancing I think but without the Lewes/Brighton premium.

Unfortunately it's about 3 miles out of the centre of HH, don't want to say where... but folding bike could be a good shout

Thanks for the suggestions, I like the look of Hassocks, especially as it has a train station. I don't drive so need decent buses/train station.

We are FTBs, so limited budget so definitely intersted in value for money
