Neighbours building

So, NC for this, a planning permission letter came through our door yesterday and our neighbours (terraced) are planning to do some internal and external works on their house. Fine.

But my issues are that

  1. we don't have allocated parking, you just have to try your luck along the road. It's ALWAYS full. Where are the the builders going to park and keep their equipment? This is a small village and only one through road. We live on that road.
  1. The only access to their garden is through ours! It's in the deeds that they have this access so can't do anything about it, but I'm dreading the noise and disruption and the inconvenience of having our back gates open constantly. Not to mention having to ensure the dog is inside because if the gates are open he'll be straight into the road.

We've had a strained relationship with our neighbours from the start. We have no problem with them, they've just always been frosty with us. The house was on the market for a year before we bought it so we think that they'd essentially got used to having one massive garden and doing what they wanted with it.

I basically don't think there's anything we can do to make this more palatable for us, is there?

Ensure you have party wall agreements & an agreement they’ll make good your garden once done

Parking - nothing you can do.

Access - what rights are set out in the deeds? There may be restrictions on the reasons for using the access etc

You could refuse unlimited access through your garden. So negotiate fixed times only for example. Is it an easement on the deeds?

Also take photos before, during and after of your garden in case of damage.

You might not like the neighbours too much but the builders might be fine.

Ask them if they have any temporary solution to protect your dog, they can come up with ingenious ideas if you give them a chance.
