I'm outside the class next to the window and she's at the back of the class.

The hole is right in the middle of her bum on the seam, it's only visible during certain exercises but now I've noticed it keeps catching my eye 🙈

How would you go about telling her? The palava of doing so seems more than it's actually worth or importance.

I would, just a tap on the arm and I think your leggings might have a tiny hole. No fuss, no eye contact. People do it to me, I'm more mortified when they don't. Like when I was 7 months pregnant and at a meeting in Westminster.

This has happened to me so I speak from experience. My leggings were gaping and my entire bum was showing - I can't believe I didn't realise but was merrily going for it on the cross trainer when 2 girls took pity on me and came and told me. Nope. You’d have to go into the class, no way can you just tap on the glass and gesticulate. Either approach is going to draw far too much attention to her. It’s only a hole at the seam. If she has underwear on it’s no big deal. If it is visible to others in the class then they will either tell her or not tell her and forget all about it the minute they leave.

It’s completely impossible to tell her discreetly. OP is outside the class on the other side of a window.

I would, but so that she doesn't feel too embarrassed I would start with, "this happened to me and no one bloody told me and I don't want it happening to someone else" (so that she thinks it's not just her)

I read on a similar thread on here that you should only tell people if it's something they can fix immediately. So loo roll on the shoe, yes. Skirt caught in knickers, yes. Leggings ventilation hole, probably not.
