How does EPC certificate work

I rent have done 4 years. Just had a call to say they need to come to do EPC certificate.
What does it entail.
I believe ours is currently E rating iirc when we moved in.
Which isn't brilliant.

Single radiatiors
single glazed wooden doors front and back.
Windows i believe are quite old. A few a draughty but ok if close curtains.

But overall house is lovely have a fabulous landlord who has done so much for us so the smaller things don't bother me greatly as we can work around them.

Im now worried if it becomes a lower rating its going to cost him to sort it ie windows and hes done so much already. New kitchen and bathroom etc.

It is his responsibility, he owns the property, you are renting,

It's a money making racket. Just a tick box excercise, drummed up by the government. It will cost your landlord a couple of hundred quid, but they won't have to follow any improvements. I think in 2025 ish, it is going to get a bit tougher with upgrading things, but even then, there will be loop holes to get round it.

It costs around £65. Unfortunately there has been the threat of a ban on rental properties that fall below a C for a while now. Because this government has wrecked the PRS it has been delayed as an implementation will create even less rentals in the sector.

They have to do it by law, possibly might be looking to sell soon. But as a landlord you have to have one.

I have a D on my Victorian flat, hoping I won't have to clad the walls or rip out the original windows and door to get to a C 😬

I think an EPC certificate lasts for 10 years, so most likely this is being done because the previous one is due to expire. (you can look up online for details if you really want to)

It takes 5 - 10 minutes and cost around £70, it is your landlord responsibility , they need access to all rooms

Thank you. Not sure hes selling hes just done another 2 year contract.

Ill look for when ours was last done
