Hi all,
Found a property to rent on rightmove and I have spoken to the estate agent and booked a viewing for Thursday.

Whilst I have a deposit ready to go and can pay that immediately, would I then be able to pay the first months rent in two weeks time when I get paid? I wouldn’t be moving in until the 13th March so first months rent would be paid before then.

No one will be able to answer what your landlord will allow. You need to speak to them.

It depends when you sign the tenancy agreement. Does the LL know you want to move in next month? They may want to let it sooner? Or is that the date they have specified?

If the market is very hectic I doubt it. Ds and his friend offered over and paid deposit and month up front straight away after viewing even though did not move in until a month later.

It’s possible - we paid deposit and 1st months rent the day before we got the keys and date tenancy was sighed as starting. Depending on what company your prospective landlord uses; it’s possible that referencing and financial affordability checks will take a couple of weeks so you may well find you’re not actually going to have to ask them to wait for pay day before you pay deposit.

Ours allowed a holding fee from 14th to 29th.
Then 29th when we got keys we paid the month rent ( was a 0 deposit one)
We were lucky and lucky the LL is great
