Why on earth am I so frightened to move house!

I rent - it's a nice area, and a secure rental. I also have enough (from an inheritance) for a decent house deposit. I need to move now as the inheritance has taken away my Universal Credit and so my rent is being paid from my savings.
I have found a couple of nice properties in another area where I have some friends (I'd stay where I am, but it's too expensive to buy). They're lovely houses- there are a few compromises, but that's not surprising with my budget.
I am single, early 50s and my son is a mid teen. I don't earn much, but work full time and have scope to progress. My situation is just fine.
But
I am terrified of getting it wrong. Scared it's a mistake. Worried the house prices will crash and I'll have bought at their peak. Looking out for 'signs' that it shouldn't or shouldn't be! Wondering if I'll choose the wrong house out of the two. Delaying. Thinking I'm getting old.
I act and certainly come across as very confident and independent. What the heck is going on?
