Boundary wall in our garden - but neighbour's resonsibilty

We live in a terrace - each have one wall allocated we are responsible for.

Our neighbour has built (before we moved in) the boundary wall on our land - what can we do? It's taken a good 10 inches from our land... they are definitely responsible for this wall - we want to erect a new fence on our land, but now realise that this will further encroach and cause issues with our new extension as well...

Want to speak to neighbour firstly but unsure what to say as wall has been there a while (15 years). Said wall is falling down in places and we're worried about further damage if we ask to erect anything next to it...

Didnt your surveyor pick up this boundary wasnt in the right place?
You should open a dispute and get the land back. Failing that you can erect a fence your side and leave the wall falling down
