Why do house buyers withdraw just before exchange?

I get that people make decisions to suit them and their families... however, we've had 3 buyers pull out months into the process and just before exchange. This means we are close to the end of our mortgage offer and might lose the house we are buying.

What I'm annoyed about is why waste my time and take it to the wire? Feeling really fed up with it.

Change in finances, a better option comes up, they lose a buyer

Plenty of possible reasons for it. They may have lost their job, fallen ill, some family situation has arisen, or they're expecting a baby suddenly which makes them reconsider.

There also may be something in the survey that spooks them, they lose their mortgage offer/buyer, or, sometimes they can just lose their nerve and bottle it because some people are twats.

Sorry this has happened to you three times. What do your agents say?

Horrible for you OP.

Panic? Redundancy, their own mortgage offer has expired due to protracted conveyancing, last minute factors coming to light in searches, surveys etc, family crisis of some kind etc etc. I had buyers pull out because the house next door came up and they preferred it because if direction of sun in the side return. Flaky decision makers?

Whatever the reason it is utterly disheartening, and I sympathise.

We pulled out as other sides solicitors revealed something last minute we weren't comfortable with. We'd struggled to get a mortgage in the property itself.

What has annoyed me is not the pulling out but the timing of it. It's that the three buyers have kept it going until just before exchanging. Nothing to do with survey etc. All their own personal reasons that were around when they put the offers in.
