Garden game for 3 and 5 year old?

Friends and their children (almost 3 and 5.5) are moving into a house with garden, having previously been in a flat with no outside space. We are going to see them shortly after the move and I'd like to take a present for them, ideally something they could play/use in the garden.

Can anyone suggest a suitable present? Budget is around £25. I was considering swingball but think it would be too difficult for the younger one.

Swing ball will last though and they’ll grow into it. Or a sand pit?

Small tent/teepee. Can become anything fantasy wise - house, spaceship, boat, cafe...
