1,200 sq feet? It’s 475k in a nice area, detached. Seems expensive though.

What on earth do you mean? You can see with your own eyes if it big enough, surely?

1200 sqft is far bigger than average - as I am sure you know!

J0y · 21/08/2022 21:36

Yeh, my house is 800 sq foot for three of us, three adults, well, two adults and a 16 year old boy and the house feels too small for us. I'd love it to be half as big again!

pixkelsandwixh · 21/08/2022 21:40

@carefullycourageous erm no, I currently live in a flat!

We'll that depends on how much space you need. Mine is 950 and feels too small. We have 2 adults who both work from home and 2 kids and we are feeling the lack of space.

If you are a single person out of the house for the majority of the day it's fine. If you have a family of 10 and also run a business from home perhaps not big enough yet.

IfIGoThereWillBeTrouble · 21/08/2022 21:40

My house is only 464 sq ft 😑There’s only one of me and it’s still too small.

tuliptimeishere · 21/08/2022 21:46

Do you have a floor plan? So much of it is about layout as well as actual square footage.

Dougieowner · 21/08/2022 21:48

Not of a non-question without some context.
1,200sq ft is loads of room for a couple, probably a squeeze for a family of six and a dog. 🐶

PurBal · 21/08/2022 21:49

My 1200sqft 3 bed semi feels plenty big enough for DH, me and DS. Amazing views over AONB. Current value according to our mortgage provider is £375k. I could switch to a 4 bed detached 1200sqft in the same area but not in as nice a location with a smaller garden and it would cost £500k or more.

budgiegirl · 21/08/2022 21:52

We live in a 4 bed detached - approx 1250 sq ft plus smallish conservatory. Me, DH, three adult kids (21, 20 and 17). It's not huge, but big enough - we don't feel on top of each other really. Two of the bedrooms are very small though.

Whether the house is expensive though, at £475k, all depends on where the house is - around here that would be fairly expensive, but in other areas it would be cheap

PurBal · 21/08/2022 21:52

Posted too soon. My point is that sqft isn’t everything. I’d rather have one less bedroom, overall bigger rooms, not feel claustrophobic, and be £125k+ better off.

hopsalong · 21/08/2022 22:02

Depends how the space is used, and how big your family is. Personally I would say that it's too small for a family of 4+, but may be OK if space intelligently parcelled out, not lots of wasted sq ft in halls and landings (like my house). Ideally I think 500 sq ft per person or more.

DownNative · 21/08/2022 22:07

Yes, 1200 square feet is approximately 111 metres squared which makes it above average for UK House size. Well above average!

Uk House Size average is approximately 76 metres squared or 818 square feet approx.

Lou98 · 21/08/2022 22:08

It depends how many people for, layout of the house etc.

We've just bought a house, 1000sqft and think it's ideal for 2 adults, a toddler and a baby plus 2 dogs but definitely wouldn't be enough room if we were to have another child.

As for the price being expensive, it all depends on area really. The house we've just bought is a semi-detached, double driveway, massive back garden, in a nice, quiet area and we paid £195k which was £20k over home report value.
For the area that's actually a bit higher than average.

TopGolfer · 21/08/2022 22:10

Mine is just under 1600 square feet and feels big so 1200 sounds decent to me.
Are you happy with the layout?

Lou98 · 21/08/2022 22:11

Just to add, it's all open plan downstairs which definitely makes it feel bigger. The same sqft but set out differently could feel much smaller

Stripedbag101 · 21/08/2022 22:25

I live in my own in a 1600 sq ft. It’s spacious for me - would be fine for a four person family.

but there is no answer to this.

1200 is I assume two or three bedroom? It sounds on the small side but not tiny
