Boring! Insurance re build costs? How does anyone work that out please!

As above,I'm flumoxed how to work it out because it's not sale price.

There’s a calculator somewhere - the RICS website I think.

Normally when you first buy the property it would be in your mortgage offer or survey

No of sq ft/m multiplied by the index cost, depending on the age of the house. eg a 1930s house will have a lower index cost than a, decently-built, 1900s one.

I've put details intl that calculator and it says 192 rebuild costs.

The insurance person said there is "uplift" so if I say it's 160 they uplift to 240?
