Can't view rental flats, what to ask?

DD and her friend are looking at rental flats for their final year of uni, neither are currently anywhere near to the city, so will need to agree rental on either photos or virtual viewing and inform supplied. They know the areas reasonably well they're interested in.

What should they check?

I've told them to ask for gas and electrical certificates. They prefer gas central heating and if possible modern windows (many are the old sash type and it's a cold draughty city). Also, washing machine good as laundrette could be a long walk.

Are they using the Uni approved lettings? They tend to be better places.

Thanks for your message. Just had a look and they're extortionate in their area. They've set themselves a budget of £9000pa each and nothing on there in their budget!! It's a very expensive area and they paid £6700pa for a room with shared kitchen in 2020/21.
