Basic loft conversion,not technically a room? Make storage easier? How can we do it?

We can't afford the whole shebang and probably not half of it.
However there must be a way to make it more useable?

Any idea on costs of boarding it?
What else would we need to do?

If we had it boarded and something else would that also save a little further down the line?
