We had an offer accepted on a house a week ago. The agents have been terrible and the vendors have been described as 'flaky'.

However...

Late last week an agency phoned us. We had put a bid on what is quite literally our dream house a couple of months ago but lost out. The sale has fallen through so its ours...

We eel awful for pulling out but we have to do what is right for us. How would you word it? What would you say?

it sounds like you have not proceeded at all with the current sale.
Just contact the agent and say you have decided to buy another house.

It happens all the time and is only a problem really once people have started spending money, in the early stages it is fine.

No we haven't done anything except for have an offer accepted. That makes me feel better!

Agree. You haven’t instructed solictors, survey, etc. No big deal. It’s still a seller’s market. Go for your dream home!!
