Can you have a buy to let if you only own that one property?

I’m being told by my lender that I can’t turn my property into a buy to let because I don’t own another home. I live with DP in rented but they are saying as I don’t own the place I can’t rent mine out. Is this standard? I can get consent to let but only temporarily and that’s not what I need.

I moved in with DP and let my own property out with BTL mortgage. It was the only property I owned.

You can but I think you have to change to mortgage to a buy to let mortgage. It’s probably worth asking a broker

A lot of buy to let lenders won’t loan to people who don’t own another property as they are concerned that the person is just getting around the lending regs for owner occupiers. Some probably do lend but check with a broker

You definitely can as I have a number of friends who live abroad and therefore their only UK property is let out until they eventually plan to move home.
