Viewings getting cancelled

If you book someone into view a house and they cancel on the day is there anything you can do to stop this. We check for affordability but often people still occasionally cancel on the day. I feel really bad for the home owners who take time off to tidy up or plan there day so there out the house.

No. Open houses would make it easier though, or just booking visits on the same
day. I thought of it as a tiny risk in a string of otherwise massive ones 😄

One of my neighbours got banned from booking viewings by two local estate agents because they messed about so much. It’s not a sensible thing to do.

We do open houses and try book viewings all on one day but it’s not possible for everyone had 4 viewings today and 2 canceled one of them canceled half an hour before hand. They called to book saying they really wanted to see it and they could only do Saturday so I left family bbq early for it to go home
and change and then my canceled

It’s so frustrating but hopefully short lived and if they were seriously interested, they’d be there early! I went to see one in the pouring rain and the EA said usually everyone would’ve cancelled.

Yes very frustrating especially when on my one day off a week I make an exception and let them view it. It annoys the client to.

You're an estate agent? Surely if there was anything to be done to stop cancellation of viewings, you would know about it? Why are people cancelling - COVID, making an offer on another house in the meantime? Surely those are legitimate reasons. Maybe you are over-selling the properties or not describing them accurately so if people drive by or turn up early for the viewing they realise that the property is just not suitable and so cancel?

Obviously not. You can't force strangers to view your house 😂 They May have bought, stopped looking etc.

Like for example DP is meant to work 9.30-6, but of something goes wrong he often works until 10pm. Shit happens.

Also don't make exceptions. Have strong work/home boundaries or the law only you will be harmed

Unless it’s the same people cancelling viewings multiple times there’s really nothing you can do.
If thé houses are very much in demand you schedule an open day, get everyone else in at once.
If it’s not…well you have to be flexible. Not viewing on ONE day shouldn’t make a hug difference I’d say.

The homeowners can suck it up, in this market if their house isn’t selling they can always drop the price. They want more ££ they need to do the work

You'd also be annoyed if they viewed with no intention to buy.

Sadly, people change their minds for all sorts of reasons. Be pleased you were told!

We had a haughty phone call from an EA asking us (in the tone of an annoyed teacher asking about missing homework) why we hadn't turned up to a viewing. We explained that they hadn't actually got back to us with the date & time so we didn't know we'd had one...

We cancelled a viewing on the day. It was our second viewing and was a 2 hour round trip from the first but we realised the things we didn’t like about the first house would be the exact same things we didn’t like with the second - size issues mostly. We’d have only been wasting everyone’s time if we’d gone for the viewing.

Cancelled a viewing as we decided to offer on a house we’d seen in the morning… surely this is par for the course?! Viewing it would have been a waste of everyone’s time. Are you new to this job, OP?
