Questions you wished you had asked at a rental viewing?

We are looking at moving house and are looking for a new rental property.
My mum is going to look initially as it's close to them and I'm 100 miles away.
What questions do you wish you'd asked? As my mind is blank

I've recently bought, but the same things apply to renting:

  • Try to visit at different times of the day and weekends. 1 place was near a school- not right next door, but trying to WFH with bouncing balls, kids screaming etc every lunch time was too much for me.
- Another property backed onto a church. Not an obvious church, no spire etc but looked like a hall from the view from the house. Every Sunday they had very loud singing, clapping and music.
  • A holiday park might get very busy during the summer, and depending on the road layout, might mean long delays on nearby cross roads or getting into your drive
  • IF you can, speak to neighbours.

Turn on the shower! Very variable quality. If possible ask the current tenant about hot water.

I’ve never paid full asking price. Usually landlords are happy to have professional tenants and will negotiate if you pay upfront for a discount. Same for pets. We have had a pet in 4 rental houses over the years that said “no pets” initially. Landlord was fine with it and happy to put it in the contract. It was just ‘standard’ from the estate agent rather than something the landlord was actually worried about.
