Renting a House

I went to view a new house today. We've out grown this one, we've been here 12 years.
We are a few thousand under the required income - but have a guarantor. The landlady has accepted us, agreed to go ahead and proceed. I have a 100% credit rating, we paid the holding fee and they've taken off of the right move listing. Does this mean we've definitely got the house, or we need to wait for the credit checks to come through? my parents are the guarantors and also let three properties through the same letting agent this one we are going for is - they said they don't credit check their landlords for guarantors as it's bad for business - is that right do you think?
I really want the house and I'm hoping we find out tomorrow or before the weekend.
